Mobile home for small family? please help!?

Hello, Me and my wife we are about to purchase mobile home in Central VA area. This is very new to us, since we've been renting apts for a long time. Now we have a 7 month baby and need our own space+I am settling down in that town because of my job.


We are still thinking is it worth to buy or rent property, we still can not afford townhouse, but kinda afford mobile home with the same features as rentals.


I am asking, if you could help us to decide what we should be looking in mobile house, year built? we found some but most of them are 10 years old. what is average cost of 2bd 1 bath single wide(there are 10 different price ranges, we are confused :(


please help us choosing the right mobile home in the range of affordable price range ($10k-$30k)

One of our sons bought a mobile home as his first own home. He bought an older trailer on 1/2 acre land. He lived in it for a while and very soon he started building his first real home on the same land. While building his new home he still was living in his trailer, he was able to build his home in steps - however and whenever his financial situation allowed him to go one step further.





Now to your questions. If you think about buying a Mobile home, make sure that you own the land as well. If you can pay cash for the mobile home the age pretty much does not make a lot of difference. You certainly should inspect the home very careful regardless, specially when you are moving in with a baby. You need to make sure that your family is safe.





If you are going for financing, you will not be able to obtain financing on a Mobile Home which is older than 1995 (at least this is true for Florida)
